Property purchasers encouraged to consider planning regulations

Rockhampton Regional Council has reported strong residential development activity for the year to date and is urging prospective buyers to consider planning regulations when it comes to completing their due diligence.

Planning and Regulation Councillor Grant Mathers says that with Development Applications increasing compared to this time last year, it is a perfect time to remind people of just some of the planning aspects to be considered.

“Due to the depletion of unsold developer stock and strong presales of lots which are yet to be constructed, we are seeing an upward trend in Development Applications,” Cr Mathers said.

“With the residential vacancy rates as low as 0.2%, demand is on the rise, so prospective buyers should know what they need to look out for.

“If you are considering purchasing a property, in addition to a rates search and property search, you should consider getting a town planning certificate.

“If you are a buying a residential property, a limited planning and development certificate is sufficient. 

“For those looking at purchasing commercial or industrial properties, we recommend full planning and development certificates as this will outline whether the seller has complied with conditions of development approvals over the land. 

“It is important to remember that any liabilities existing on the land will transfer over to the new owner at the time of sale, so be sure to check if there are infrastructure charges over the land with a planning and development certificate.

“Whether it is for residential, commercial or industrial, all planning and development certificates will outline outstanding infrastructure charges.”
